How Flooring Estimates Work
Flooring quantity begins with room area: length × width. A 12 ft × 12 ft room is 144 sq ft. Installers add a waste factor for cuts, defects, and pattern matching — typically 10% for straight plank layouts. Order quantity = 144 × 1.10 = 158.4 sq ft, rounded to 159 sq ft of material.
Material costs vary widely by type. Hardwood runs $6–$15 per sq ft installed; laminate $2–$6; luxury vinyl $2–$7; carpet $3–$12. For the 12×12 room with 159 sq ft after waste, laminate at $4/sq ft costs roughly $636 in materials alone. Hardwood at $10/sq ft jumps to $1,590. These ranges include mid-grade products — premium wide-plank oak or designer carpet exceeds the top of the range.
Box coverage matters at the store. Laminate boxes often cover 18–25 sq ft; divide your adjusted area by box coverage and round up. Hardwood is sold by the square foot or carton. Vinyl planks may list coverage per case on the label. Underlayment, transitions, and shoe molding are separate line items not included in per-sq-ft material cost.
Complex room shapes, diagonal installs, and herringbone patterns push waste to 15–20%. Stairs, closets, and hallways are calculated separately and summed. Always acclimate wood products 48–72 hours before installation and verify subfloor flatness within 3/16 in over 10 ft. A moisture meter reading below 12% on hardwood confirms the material is ready to nail or glue down without cupping later.
